The incredible Arding & Hobbs building at Clapham Junction, a former Edwardian department store, is soon becoming a vibrant hub for work, socialising and community, a place designed to make your day that little bit better and brighter. x+why are thrilled to be partnering with fellow B Corp property specialists W.RE to breathe new life and vibrancy into this historic space.
Set to open our new spaces in Spring/ Summer 2025, x+why will be occupying the third floor of the 27,500 sq ft landmark, introducing premium flexible workspace options from private offices to dedicated desks to day rooms, meeting rooms and glamorous event spaces.

The newly landscaped roof terrace at Arding & Hobbs offers panoramic views across London, providing tenants and visitors with a stunning outdoor space to unwind. Alongside x+why’s upcoming workspace and clubspace, the building also hosts a Third Space gym offering reformer pilates and hot yoga, Prezzemolo & Vitale and Botanica Hall offer incredible dining options too.
